Service
The fastest and best method for submitting a maintenance request is through our Online Tenant Portal. Our Tenant Portal will also allow you to track the status of any maintenance request. Please refer to your lease before submitting a maintenance request since a lot of general maintenance is the tenant’s responsibility. It defines the responsibilities of both the tenant and the landlord when it relates to repairs.
MAINTENANCE EMERGENCY:

Fire: Call the Fire Department immediately.

A/C Repair: By Maryland Property Code Law, A/C repair is not considered an emergency. We do understand this can be extremely uncomfortable and we will schedule the repair on the day you call or the following day

Heater Repair: If outside temperatures are below 40 degrees.

Water Leak that is Flooding/Gushing/Overflowing: Turn off the water valve to the pipe or exterior water main until the contractor arrives.

Structure Failure of the building: Example: roof collapse, wall collapse, etc.

Broken Doorknob, Lock, or Window: Only if it prevents the resident from properly securing the unit. If temporary measures can be taken until business hours, residents should wait until regular business hours before contacting management.

No Electricity: Only if there is no electricity and the resident has called the electric company and found that they were not at fault.
If this is an emergency maintenance situation, please do what you can to mitigate the situation (i.e., shut off the water valve, etc.), ensure your safety and the safety of your family, then call our office at 240-401-5629 and submit a repair request below. Once the request is received and approved by the approved vendor list, schedule 48 hours before the technician arrives at the unit. These are the basic calls that may constitute an emergency. If you have a situation other than these that seems immediately hazardous, damaging, or detrimental, please submit a repair request.
Non-Emergency, Routine Maintenance:
Below are just some of the non-emergency or routine maintenance items:

No Hot Water

Broken Appliances

Small water leaks that do not gush water all over the floor

Clogged Toilet or Drain: Per your lease, this is the tenant's responsibility. The tenant will be responsible and will pay for repairs on broken water and sewer pipes cracked by cold weather and stopped-up plumbing when stoppage is caused by the introduction of foreign objects not intended for sewage disposal.
